New Washington state minimum wage takes effect Jan. 1

Washington's minimum wage increases 15 cents to $9.19 an hour beginning Jan. 1.

Washington's minimum wage applies to workers in all industries, including agriculture, although 14- and 15-year-olds may be paid 85 percent of the adult minimum wage, or $7.81 an hour.

The Department of Labor & Industries adjusts the state's minimum wage each year in September as required by Initiative 688, which Washington state voters approved in 1998. The initiative requires the state to adjust the minimum wage according to the change in the federal "CPI-W," which is a national index covering the cost of goods and services needed for day-to-day living. That index rose 1.67 percent during the 12 months ending Aug. 31, 2012.

L&I provides an announcement of the 2013 minimum wage to print out and use as needed. The announcement is not required by L&I or Washington law. It is provided as a convenience.

Employers are still required to post the "Your Rights as a Worker" poster, which provides general information about the minimum wage and other topics.

If the recommendations are adopted -- and FOSS Patents suggests this is entirely possible -- Samsung could face a US import ban after a 60 day presidential review, an order prohibiting "significant" sales of infringing products in America along with a posting a bond for 88 percent of the entered value of mobile phones (plus 32.5 percent for media players and 37.6 percent for tablets) that include the breaching design features. Pender has, however, reportedly cleared several Samsung "designarounds" which, if implemented to satisfaction, would mean the tech giant could continue trading. For now though, the recommendations are awaiting the Commission's review.

Lauzon told Yahoo! Sports after the fight that he required 40 stitches for the cuts sustained during the fight.

Miller was impressed by Lauzon's toughness.

?Joe Lauzon is a tough kid. I knew I was going to have to bring my best effort to put him away and I was never able to," Miller said after the fight. "That?s how good he is on the ground. And even in the last minute, look what he was trying to do to win the fight."

Apple loses another copyright lawsuit in China: Xinhua

SHANGHAI (Reuters) - A Chinese court has fined Apple Inc 1 million yuan ($160,400) for hosting third-party applications on its App Store that were selling pirated electronic books, the official Xinhua news agency reported on Friday.

Apple is to pay compensation to eight Chinese writers and two companies for violating their copyrights, the Beijing No.2 Intermediate People's Court ruled on Thursday, Xinhua said.

Earlier in the year, a group of Chinese authors filed the suit against Apple, saying an unidentified number of apps on its App Store sold unlicensed copies of their books. The group of eight authors was seeking 10 million yuan in damages.

"We are disappointed at the judgment. Some of our best-selling authors only got 7,000 yuan. The judgment is a signal of encouraging piracy," Bei Zhicheng, a spokesman for the group, told Reuters.

Apple said in a statement that it takes copyright infringement complaints "very seriously".

"We're always updating our service to better assist content owners in protecting their rights," Apple spokeswoman Carolyn Wu said.

China has the world's largest Internet and mobile market by number of users, but piracy costs software companies billions of dollars each year.

Apple, whose products enjoy great popularity in China, has faced a string of legal headaches this year. In July, Apple paid 60 million yuan to a Chinese firm, Proview Technology, to settle a long-running lawsuit over the iPad trademark in China.

How Much Money Can You Make With A Manufactured Home ...

An article I wrote recently, telling the story of my first manufactured home community that I purchased for $400,000 and sold around ten years later for $1,525,000, raised the ire of a self-styled industry ?guru? who contended that such amounts cannot be made with a manufactured home community. Of course, a community we closed on a few weeks ago in Kentucky showed an appraised value of over $1,000,000 more than we paid? so it doesn?t seem that unique to us. But it does raise the question of how much money you can realistically expect to make with a manufactured home community.

How much money do you want to make?

People have different goals. Some people are only concerned with trying to get a higher return on their cash, which is currently getting 1% in a CD. Others are trying to create substantial wealth, far beyond a simple return on their down-payment. It?s a free country, so there?s no law on what you have to make from a manufactured home community purchase.

What you make is totally based on what you buy.

If you are buying communities at 7% cap rates which are 100% occupied, with no room for pushing rents or sub-metering utilities, then it is unlikely that you will create much value other than a 10% or so cash-on-cash return. You?ll run the park for a while, maybe make a small rent increase over time, but you?ll probably sell it back for that same 7% cap rate years later, and have a very small amount of profit going to you at closing. On the other hand, if you buy manufactured home communities at a 10% cap rate, and with significant room to push rents, bill-back utilities and fill lots, and then, after successfully putting all those factors into motion, sell that now 18% cap rate purchase for a 9% cap rate, you will have created a huge amount of value, which you will receive as a cashier?s check at closing. That?s one way that you can create $1 million of value with a manufactured home community.

Don?t forget about buying $1 for 50 cents.

Sometimes you can buy a manufactured home community on the front end, that?s already running well, for less than it?s worth. This is normally a result of a seller who has failed to perform proper accounting on his property, including expensing items that should be capitalized, or not collecting the rent because they are too friendly with their tenants.

Benjamin Franklin once said ?diligence is the mother of good luck?. What I think he meant is that your success or failure is based on how you buy the property on the front end. If your goal is to create a significant amount of capital by buying a property that has great numbers going in, with the possibility of even better performance over time, then you can make a lot of money with a manufactured home community. If, however, you buy a community with lousy numbers and no possibility of improvement, then you will make no money? or even lose your money.

But this is not a ?get rich quick scheme?.

Buying and operating manufactured home communities is far from a ?get rich quick scheme?. But that does not mean it?s not a ?get rich scheme?. The only reason to get involved in this industry is to make money? it?s not a sexy business that sounds good at a cocktail party, nor is it really that much fun. But I think it?s safe to say it?s never a ?quick? business. Holding and operating a community for 5 to 10 years is anything but ?quick?.

As the industry becomes more professional, the opportunities will diminish.

Of course, one of the reasons that there is so much money to be made in the manufactured home community business is that the industry is dominated by moms and pops, who are not the most sophisticated sellers. There are roughly 50,000 manufactured home communities in the U.S., and the majority of these are owned by the original founders or folks who have had them for decades. There are hardly any new communities being built, so this supply is static. As professional investors buy out these moms and pops, the profitability of manufactured home communities? based on going-in cap rates and potential income growth will decrease. This means that there is some sense of urgency, and it is not a given that opportunities will always be as ripe as they are now.

There are two types of business models in this industry.

There are public companies that prefer to buy ?finished? goods that are stable but have a lower return, and others who seek out ?turnaround? opportunities that are non-stabilized, and offer higher returns for those who take the time, effort and risk to stabilize them. There is no reason that these two business models cannot happily co-exist. And also no reason that the lower returns of the one niche should apply to the other. The industry ?guru? who believes that it is impossible to make significant money in this business has been hanging around with the guys at the public companies for too long.

Conclusion

I am proud to make significant returns with manufactured home communities. I firmly believe that there is still plenty of opportunity in this industry. Those who think otherwise either don?t really know what they?re talking about, or don?t have what it takes to be a successful community owner.

(AP) ? Former President George H.W. Bush is unlikely to leave the Houston hospital where he's being cared for anytime soon but would tell well-wishers to "put the harps back in the closet," a longtime aide said.

Jean Becker said in a statement Thursday evening that the 88-year-old, who has been hospitalized for longer than a month, is receiving excellent care after a "terrible case of bronchitis which then triggered a series of complications."

Bush, the oldest living former president, has been in intensive care since Sunday. He was admitted to Methodist Hospital in Houston on Nov. 23 for treatment of what his spokesman Jim McGrath described as a "stubborn" cough. He had spent about a week there earlier in November for treatment of the same condition.

McGrath and a hospital spokesman did not provide any new information on the president's health Friday morning. McGrath said previously that only changes in Bush's condition would prompt updates about his health.

Becker, Bush's longtime Houston chief of staff, said "most of the civilized world" contacted her Wednesday after word spread that Bush had been placed in intensive care unit when physicians were having difficulty bringing a fever under control.

"Someday President George H.W. Bush might realize how beloved he is, but of course one of the reasons why he is so beloved is because he has no idea," Becker said in the at-times lighthearted statement that made multiple references to jokes and the former president's sense of humor.

She said updates about Bush's condition have been limited "out of respect for President Bush and the Bush family who, like most of us, prefer to deal with health issues in privacy." She said another factor was "because he is so beloved we knew everyone would overreact."

"I hope you all know how much your love, concern and support are appreciated," Becker said.

While the president's treatment was "unequaled anywhere," she said prayers also were needed and welcomed.

"I am thinking heaven has not seen such a barrage of prayer intentions since 'It's a Wonderful Life,'" she said, referring to the classic Christmas movie.

It was hoped Bush would be well enough to spend Christmas at home. But while his cough eased, he developed a persistent fever and his condition was downgraded to "guarded."

The former president has had visits from family and friends, including longtime friend James Baker III, his former Secretary of State. Bush's daughter, Dorothy, arrived Wednesday from her home in Bethesda, Md. Other visitors have included his sons George W. Bush, the 43rd president, and Jeb Bush, the former Florida governor.

Bush and his wife, Barbara, live in Houston during the winter and spend their summers at a home in Kennebunkport, Maine.

Bush, the 41st president, had served two terms as Ronald Reagan's vice president when he was elected in 1988 to succeed Reagan. Four years later, after a term highlighted by the success of the 1991 Gulf War in Kuwait, he lost to Democrat Bill Clinton amid voters' concerns about the economy.

Bush was a naval aviator in World War II ? at one point the youngest in the Navy ? and was shot down over the Pacific. He's skydived on at least three of his birthdays since leaving the White House, most recently when he turned 85.

He left New England for an oil business job in West Texas in 1948. He's also been a Republican congressman from Texas, U.S. ambassador to China and CIA director.

Bush suffers from a form of Parkinson's disease that forced him in recent years to use a motorized scooter or wheelchair for mobility.

  • This home on Timberlea Drive caught fire Sunday, Dec. 23, in Woodbury.

Firefighters were able to save a portion of a house and two pets in a Sunday blaze on Timberlea Drive.

Crews responded at 2:20 p.m. to 2526 Timberlea Drive, where a passerby spotted smoke and flames near the home?s front door.

Woodbury Fire Department Cmdr. John Wallgren said the fire had spread to an attached garage and up into the home?s rafters after running through the eaves.

?They did a quick exterior offensive attack,? he said. ?That?s something that we actually put emphasis on in our training this year. Our training?s paying off.?

The two residents of the house were not home at the time of the blaze. Wallgren said no firefighters ? which included crews from Cottage Grove and Oakdale ? were injured during the fire.

The fire appeared to be accidental, Wallgren said, though the cause remained under investigation. He said investigators narrowed the origin of the fire to an area near the front door where planters contained Christmas decorations.

Christmas provides Connecticut town a break from mourning

NEWTOWN, Connecticut (Reuters) - Christmas has helped some people in the grieving Connecticut town of Newtown cope a little better with the shooting tragedy that killed 20 schoolchildren, while others have yet to feel the holiday joy.

Smiles returned for those taking a respite from the mourning now that funerals for the victims have concluded. For the crestfallen, the holiday spirit was absent in a town that just buried its children.

"We're getting through this with our faith and our prayer. People are smiling a little more now," said John Barry, owner of an information technology staffing company. "The week was so horrible. Now it's time to celebrate Christmas."

This largely Christian town was shaken on the morning of December 14, when a 20-year-old gunman armed with a military-style assault rifle shot dead 20 children aged 6 and 7 and six adults at Sandy Hook Elementary School. It was the second-deadliest school shooting in U.S. history.

Little is known about the shooter, Adam Lanza, who also killed his mother before the rampage and later himself to create a death toll of 28 in a tragedy that has revitalized the debate over U.S. gun control laws.

The sadness has moved some to act. Makeshift monuments to the dead have popped up all over town, funds have been raised, and many visitors have made a pilgrimage to Newtown, offering support.

"It doesn't feel like Christmas. It's too sad to feel like Christmas," said Joanne Brunetti of Newtown, who was staffing a 24-hour candlelight vigil in the center of town early Christmas morning. "I got my shopping done a lot later than usual. I just felt like my heart wasn't in it."

At another monument across town, Tim O'Leary of nearby Danbury, Connecticut, said reading the memorials to the victims only helped "a little."

"It (Christmas) shouldn't even be happening," O'Leary said. "Life has changed as we know it."

MISSING ANGEL

The mood was more uplifting at Christmas Eve Mass on Monday night at Saint Rose of Lima Roman Catholic Church, which held its biggest service at the high school auditorium.

Parishioners Dan and Michelle McAloon of Newtown decided to go Christmas caroling this year for the first time, gathering other families and children to roam a neighborhood where the families of three victims live.

"We were just spreading some cheer, trying to make the situation a little better," Michelle McAloon said.

"They all smiled, and they all cried a little," she said of the victims' families.

"Everybody said we are doing it again next year," Dan McAloon said of the carolers. "It's going to become a tradition."

Nine families from the parish lost someone in the shooting, and at least four of those families came to the big Christmas Eve Mass, Monsignor Robert Weiss said.

"There is reason to celebrate," Weiss said after the service. "Hopefully when people start to see their extended families, or people from outside of Newtown, or even go out of town, they will be able to. You can't get away from it in this town," he said.

Christmas Eve Mass featured a pageant that told the Christian story of Jesus' birth. One of the more poignant moments came when people applauded a group of two dozen little girls dressed as angels. They all knew shooting victim Olivia Engel, 6, was supposed to be among them.

"I highly recommend that before you rip open those gifts, say a prayer for those children," Weiss told parishioners. "Then give your own children a hug."

Christmas With My Homeless Aunt

When my father smiles, the wide gaps between his teeth are on cartoony display. His family could afford braces for only one child, and, as the girl, his sister?s looks won priority. In adulthood, Debbie was the homeless woman with perfect teeth.

The last time I saw my aunt was Christmas 2007. I was home in North Carolina for winter break during my senior year of college. I?d just completed my second term of French, and, on Christmas day, I was arrogant in my use of rudimentary language skills to make snide remarks to my French-fluent mother. A gruff smoker?s laugh interrupted my stilted chatter, and Debbie piped up in proficient French. I was shocked into silence?chagrined because I?d been talking about my aunt and beyond surprised because, being homeless and an alcoholic, Debbie was the last middle-aged person you?d expect to recall lessons learned in high school.

That Christmas, my aunt brought in her suitcase two white mice that quickly took up residence in the guest room closet, presumably pleased to be no longer homeless.

At one point, Debbie made me tea, and, to test the heat, she?d sipped from my cup. I took the cup but never had a sip myself. Taking me aside, my dad demanded that I stop treating her like a homeless person. ?Dad, she is a homeless person,? I said.

That Christmas, Debbie told us that, while she was living in ?the forest? ? a phrase so Disney-movie-inspired we all found it darkly hilarious ? her morning wake-up call involved overly friendly raccoons scratching her gently on the nose.

During her visit, Debbie never smelled homeless. She smelled quite fragrant, minty fresh, in fact. She?d been reduced to satisfying her alcohol addiction with Dollar Store mouthwash and remnants oozed from her pores with her sweat.

Until he passed, my grandfather offered Debbie some monetary support for her flophouse lifestyle with an ever-changing group of fellow addicts and enablers packed into overcapacity roach motel rooms or near-condemned dank one-room apartments in Wildwood, N.J. But when he died, Debbie refused to be taken in by my father and retreated to ?the forest.? When winter chill set in, the cops in Cape May arrested forest dwellers on loitering charges, or whatever outstanding warrants were on the books, to protect them from the elements.

In the weeks prior to that holiday, my father had been to New Jersey three times to try to have Debbie transferred from county jail to a state facility that would dry her out. Each time she was released on her own recognizance and returned to the forest, disinclined to take up the ?square? lifestyle my dad?s help required. Travel costs put a strain on my parents, so my dad forced the issue and transported Debbie and her few belongings southward just in time for Christmas.

By New Year?s, my dad had secured Debbie a job as a grocery store butcher, but it wasn?t long before she was fired for getting drunk at work. Eventually, my parents worried that Debbie might pass out with a cigarette in her mouth and burn the house down or that she?d offer shelter to other, more unsavory former forest dwellers. Going with their contingency plan meant setting Debbie up in a cheap motel across the border in South Carolina near the Mitsubishi plant site where my dad worked as an environmental engineer.

My father encouraged Debbie to search for employment within walking distance of her motel. One afternoon, Debbie was refused an application at Sonic. So, she panhandled enough for a dram of cheap vodka and, in short order, earned a citation for drunk and disorderly conduct after peeing on the lawn in front of Sonic in full view of diners and passing traffic.

Soon enough, Debbie made friends and moved from the motel into a small tent city in a warmer forest away from her brother?s questions and surveillance. It was an outcome that was expected, even inevitable. Debbie was going on 40 years held hostage by addictive impulses. Her drug and alcohol habits were full-grown by her late teens.

Over the past four decades, my dad unsuccessfully attempted to rehabilitate his sister countless times. Once, when I was a baby, he?d bought her a ticket home for a sobriety try. Debbie made it into the car he?d arranged to take her to the airport but did not make it on the plane. Outside departures, she found a cabbie who offered her a fare-free ride. She should have been skeptical of this beneficence. The cabbie was counterfeit and piloting a stolen taxi. My aunt was arrested as an accomplice to grand theft auto.

I don?t know that I have ever attended a holiday party where there wasn?t a pretty little bowl full of seasoned nuts. Sometimes a silver or cut crystal bowl, sometimes shaped like Santa or a Christmas tree, usually on the bar or an end table. And there are always people hovering around, picking up one or two nuts, but eyeing the bowl like they want to plunge their hand in and scoop up every last one.

Make multiple batches to have around during the busy season ? they will last in an airtight container for a week or freeze beautifully.

Sweet Tea Pecans

Makes 12 ounces

1 cup sugar

2 cups water

3 black tea bags

12 ounces pecan halves

Kosher salt

Stir the sugar and water together in a medium saucepan.? Bring to a boil, reduce the temperature to medium and stir until the sugar is dissolved.? Remove from the heat, drop in the teabags and leave to steep for 10 minutes.? Remove the teabags and stir in the pecans.? Leave to soak for 45 minutes, stirring several times.

Heat the oven to 400 degrees F. Line a rimmed baking sheet with non-stick foil or parchment paper.? Drain the pecans through a strainer, then spread in a single layer on the baking sheet. Sprinkle lightly with salt. Bake the pecans for 13 ? 15 minutes, until golden brown. Watch carefully, nuts burn easily.

Cool the nuts on the baking sheet.

The nuts will keep in an airtight container for a week, or can be frozen.

Judge Blocks Mo. Insurance Law On Birth Control ? CBS St. Louis

JEFFERSON CITY, Mo. (AP) A federal judge on Friday blocked a new Missouri law that requires insurers to exclude birth control coverage for moral objectors, ruling that it conflicts with an insurance mandate under President Barack Obama?s health care law.

The temporary restraining order halts the Missouri law just three months after the Republican-led Legislature enacted it by overriding Democratic Gov. Jay Nixon?s veto.

The state law requires insurers to issue policies without contraception coverage if it runs contrary to the religious or moral beliefs of an individual or employer. The law appeared to be the first in the nation to directly rebut an Obama administration policy that requires insurers to cover birth control at no additional cost to women.

U.S. District Judge Audry Fleissig wrote in her order that there ?appears to be an irreconcilable conflict? between the state and federal laws that puts insurance companies in an awkward position. If they were to comply with Missouri?s law, insurers could be subject to federal penalties for not abiding by the contraception mandate. Yet insurers also could face financial penalties from the state insurance department for failing to follow the Missouri law.

?Insurers are placed in an untenable position as they cannot comply with both statues at the same time,? Fleissig wrote, noting that the U.S. Constitution gives preference to federal laws over state laws.

State Sen. John Lamping, a Republican from suburban St. Louis who sponsored the law, said he was neither surprised nor discouraged by the court ruling.

?That?s the logical thing that I thought would ultimately occur post-election,? when Obama defeated Republican presidential challenger Mitt Romney, he said. ?Clearly, this is an issue at the federal level that remains unresolved.?

Lamping noted that federal courts have issued conflicting rulings on challenges to the Obama administration directive that contraception coverage be included as part of the basic preventative services required by the 2010 health care law. If the federal requirement ultimately is struck down by a higher court or Congress someday changes the contraception mandate then the Missouri law likely would be upheld, he said.

The challenge to Missouri?s law was brought by the Missouri Insurance Coalition, which represents the insurance industry. The court ruling said the state insurance department already had issued a cease and desist order against at least one of the insurers in the coalition, alleging it was ?engaging in fraud? by violating Missouri?s contraception-exemption law.

Friday?s restraining order says the state insurance department may approve policies with a contraception exemption but cannot reject insurance policies because they lack an exemption for moral and religious objectors. The judge said a hearing for a preliminary injunction would be set later.

I installed some speed reading apps and tested them. I?ve so far notices a few ?categories? or groups of equals:

  • One kind exists mostly from showing a text word by word in the middle of the screen. Showing each word a very short time and so you can read at a high wpm because you never need to move your eyes.
  • Another kind is merely a speed reading article disguised as app.
  • Another kind is no speed reading app but just a reading app with a fancy name.
  • Yet another kind is training in the form of news/actually.
  • And the last kind is a training app, not for your own stuff but purely for training.

I only tested them quickly and unions talked the non-interesting. But they aren?t quite what I?m looking for. Maybe I should write one myself for training and guided reading.

Glitch in Generations Display? - Family Tree Maker software - Family ...

I was adding additional info in FTM three generations back on my maternal branch. Everything looked fine when I highlighted the male side of the third generation branch.
I realized I needed to add info to his wife. I clicked on his wife and her branch changed to her husband's branch! His father was displayed as both his father and his wife's father!
When I clicked back on him...his wife's branch was redrawn correctly.
I have checked for duplicate names etc...but nothing was shown as duplicate.

Any idea why FTM would switch the branches as I clicked back and forth?

While the iPhone 5's been out for some time already, it wasn't until today that our friends in China and Taiwan (along with many other countries) can finally buy the device locally. Since midnight local time, several carriers and shops welcomed customers with balloons, drinks and even musical performance. But in the case of Apple Stores in China, the lines were much shorter than before as interested buyers have to first make an online reservation, before trekking to the stores once they are notified -- a policy no doubt welcomed by residents of bitterly cold Beijing at this time of the year. On top of that, both China Unicom and China Telecom are simultaneously offering the iPhone 5 -- with WCDMA or CDMA radio, respectively -- alongside several tariff options. In China, the unsubsidized iPhone 5 starts from ¥5,288 or about $850.

Our brethren in Taipei went to check out the various shops today and saw warm reception for the iPhone 5 launch as well, with Chunghwa Telecom getting the most attention, followed by local resellers Studio A and Data Express. Including tax, the Taiwanese iPhone 5 starts from NT$21,900 or about $750 unsubsidized. More pics after the break.
